Raising the Standard of Social Housing

Welcome to Harbour & May Residentials

Guaranteed rent for landlords · South West England & Greater London

WELCOME TO HARBOUR & MAY RESIDENTIALS

Harbour & May Residentials are experts in social housing who take on vetting and letting tenants and pay you a guaranteed rent, whether the property is occupied or not.

No letting fees. No void periods. Typical lease terms of 1–5 years.

Guaranteed rent

A fixed monthly amount, agreed up front and paid on the same date every month.

No void periods

Between tenancies, the rent keeps coming — that risk sits with us, not you.

Full management

Tenant sourcing, day-to-day contact, and maintenance — handled without calling you.

Compliance-led

Gas, electrical, fire safety and EPC requirements kept current, always.

What we take on

Guaranteed rent works a little differently depending on the type of property.

01

Houses & flats

Single-let houses and flats across Bournemouth, Poole, Christchurch and Ealing, leased on a fixed guaranteed rent basis.

02

HMOs

Room-by-room lettings in shared houses, fully licensed and compliant, with higher yield potential for the right property.

03

Blocks & multi-unit

A reliable outlet for stock that’s proving hard to let — fast turnaround, no marketing cost to you.

04

Estate agent partnerships

Guaranteed-rent solutions for blocks and multi-unit properties, tailored to the property and its requirements.

Who lives in your property?

Many of the properties we manage go on to provide settled housing through our partnerships with government-referred housing programmes.

We work alongside an established, accredited housing organisation contracted by government bodies to provide accommodation for people who need it — individuals and families referred through official housing programmes, often while their circumstances are being resolved. They handle referrals, welfare support and day-to-day tenant management directly, to standards we’re required to meet on every property we take on.

This is one reason the rent we offer is genuinely guaranteed, rather than a marketing promise — it’s backed by a long-term, government-contracted arrangement, not the ordinary ups and downs of the private rental market.

How it works

Four steps from first conversation to your first guaranteed payment.

01

Property assessment

We look at the property and the local rental data, and put together a fair offer.

02

Offer & agreement

You get a written guaranteed rent offer and lease terms — typically 1 to 5 years.

03

Handover

We take on tenant referencing, move-in, and day-to-day management from that point on.

04

Guaranteed income

Your fixed rent lands on the same date each month, occupied or not.

Built on real projects, not just a promise

Harbour & May Residentials are run by a landlord who buys, refurbishes and manages property directly.
